Design and Construction Management

The UCD Facilities Projects Department defines a project as facility modifications resulting in the addition of or change in space configuration; the change in mechanical, electrical or plumbing service; or any exterior alterations. Projects fall into three main categories, Capital Construction (Major or Minor), Controlled Maintenance, and Infrastructure.

Capital Construction
(Major or Minor Projects)

Capital Construction (Major or Minor Projects) - purchase, construction, or demolition of buildings or other physical facilities, including utilities, or remodeling or renovation of existing buildings or other physical facilities, including utilities, to make physical changes necessitated by changes in the program, to meet standards required by applicable codes, to correct other conditions hazardous to the health & safety of persons which are not covered by codes, to effect conservation of energy resources, to effect cost savings for staffing, operations, or maintenance of the facility, or to improve appearance.

Major Project Examples - Building new Research Complex at the Anschutz Medical Campusor Remodeling Biochemistry lab into computer lab.

Minor Project Example - Installing Code Blue poles at the Anschutz Medical Campus or installing a revolving dark room dooe in RC1.

Infrastructure

Infrastructure - steam, chilled water, natural gas, electricity, water supply, sanitary sewer, storm drainage, telecommunications, open space and landscaping, pedestrian circulation and access systems, vehicular access systems, public transportation (light rail, shuttles; both on-site and inter-campus), parking and demolition. Infrastructure projects can be either capital construction or controlled maintenance projects.

Controlled Maintenance

Controlled Maintenance - corrective repairs or replacement used for existing state-owned, general-funded buildings and other physical facilities, including but not limited to, utilities and site improvements, which are suitable for retention and use for at least five years, and replacement and repair of the fixed equipment necessary for the operation of such facilities, when such work is not funded in an agency's operating budget to be accomplished by the agency's physical plant staff.

Controlled Maintenance Project Example - Replace air handling units in Building 500 on the Anschutz Medical Campus or repairing campus roofs.
